Q: Why do I see 01/01/2001 in Estimated Closing Date when I selected a different date?
A: When you change the Estimated Closing Date, you will visually see 01/01/2001. If you save your change, it will show the date you selected.
Q: Where can I change from broker disclosures to lender?
A: On Additional Loan Information, select Lender from the Loan Estimate Issued By.
Q: Can I remove a borrower?
A: You can import a new MISMO 3.4 if you have not requested a lock, generated initial disclosures, or requested submission. You will not be able to remove a borrower if the loan is locked, disclosed, or sent to submissions.
Q: How do I add a seller credit to the disclosures?
A: You can add a Seller Credit to Purchase Credit Type under section L4 of Lender Loan Information. Uncheck the Itemize Credits box and click on Add Other Credit. In M3, choose Seller Credit from the dropdown and enter amount.
If you are doing lender disclosures, you can add the Seller Credit amount on the Fee Information page at the bottom of the page.
Q: Where can I enter an Earnest Money Deposit? Where do I add an EMD credit?
A: You can add a Earnest Money Deposit by click Add and select Earnest Money as the Asset or Credit Type under Other Assets and Credit You Have section on Assets and Liabilities within the URLA
Q: Why can't I edit the property address, loan originator information, borrower name and SSN, or co-borrower name or SSN?
A: Once disclosures are sent, you are not allowed to change certain personally identifying information on the loan. If you need to make a change to these fields, you will need to submit a Change of Circumstance.
Q: Where do I indicate first time and subsequent use on VA loans?
A: Within Product Pricing & Lock, select VA as the Loan Type, and then scroll down to make a selection for Entitlement Usage under the Loan Information column.
Additionally within Fees & Initial Disclosure, you can make a selection under VA Guaranty Use Type under Loan Scenario.
Q: Where do I indicate Veteran is Exempt on VA loans?
A: Within Product Pricing & Lock, select VA as the Loan Type, and then scroll down to make a selection for Financed or Exempt under the Loan Information column.
Additionally within Fees & Initial Disclosure, you can make a selection under Veteran Type under Loan Scenario.
IMPORTANT: You should always ensure Exempt is updated every time you edit or reset Fee Inputs.
