JMAC AI Scenario Desk is an AI assistant for loan-scenario and product-guideline questions. It covers JMAC's full lineup — Conforming, Government, Non-QM, DSCR, Jumbo, and Second Lien — and answers from JMAC's product guidelines and the agency selling guides (Fannie Mae, Freddie Mac, FHA, VA, and USDA).

What You Can Ask
Scenario Desk handles the guideline questions you'd normally call your AE for:
- Eligibility lookups — max LTV, FICO floors, DTI limits, seasoning requirements for a specific product
- Scenario analysis — "My borrower has a 680 FICO, 24 months bank statements, and is buying a 4-unit in Texas - what fits?"
- Cross-product comparisons — "Which Non-QM products allow interest only on a condo?"
- Income guidance: bank statement doc requirements, self-employment add-backs, asset utilization eligibility
- Agency guidelines — Fannie Mae, Freddie Mac, FHA, VA, and USDA rules, including JMAC overlays
- Credit event seasoning — BK, foreclosure, short sale, and forbearance waiting periods across products
- JMAC operational questions — submission requirements, portal help, lock policy basics
What It Can't Access
Scenario Desk is a guideline tool, not a loan origination system. It does not have access to:
- Loan-level data — status, conditions, or open PTDs on a specific file. Use TPO Connect or contact your AE.
- Pricing or rate quotes — use Quick Pricer or ask your AE.
- Exception requests — your AE submits exceptions on your behalf.
- Lock actions — extensions, re-locks, or disputes go to the Lock Desk or your AE.

How to Use It
1. Enter your question in the message box at the bottom of the screen. Type it out or use speech-to-text.
On smartphone: use the voice button on your phone's keyboard.
On computer: for Windows use Windows key + H; for Mac use microphone key or "Fn" key twice
* Keep questions specific. The more parameters you include, the more precise the answer. Compare:
"What's the max LTV on Newport DSCR?"
"Newport DSCR purchase, SFR in DeSoto TX, 700 FICO, $675K sales price, vesting in a revocable trust - max
LTV and is the trust allowed?"
* Short lookups work too. Most questions are quick checks, and the AI answers them in a sentence or two.
Examples that work well as-is:
- "Venice DSCR minimum DSCR ratio for 2-unit investment?"
- "Newport Non-Conforming — cash-out title seasoning?"
- "FHA cash-out max LTV?"
- "C10 EAD — which Non-QM products?"
* Self-employed and 1099 borrowers. Most common scenarios. Name the doc path so it scopes to the right rules:
- "Self-employed borrower, 24-mo business bank statements, 50% expense factor — which Non-QM products fit?"
- "1099 borrower, 2-year history, $180K avg gross — Limited Doc eligible? What expense factor applies?
* Name the state on cash-out. Cash-out rules vary by state — Texas 50(a)(6), plus carve- outs in FL, CT, and NJ. Include the state up front to get the right answer the first time.
- Zuma Prime cash-out, primary SFR in Houston TX, 720 FICO, $450K loan — any TX 50(a)(6) restrictions on LTV or seasoning?
2. Use the product filter. The product filter in the message box lets you focus the AI to specific categories (e.g., DSCR only, or Non-QM only) for faster/refined responses. Or you can leave it as "All" and all products are in scope.
3. You can attach files. If applicable, upload (paperclip button), paste, or drag-and-drop supporting information into the message box: approval letters, AUS findings, credit report screenshots, or condition lists. The AI will read and interpret them as part of your question — useful when a borrower asks why a specific condition is on the file.
4. Click the submit button. Arrow on the bottom right of the message box. The AI will provide its response after a short time of "thinking".
5. Follow-ups are supported. Scenario Desk remembers the current conversation. You can ask, "what if the FICO is 720?" Or state "now make it a cash-out" and it will build on the prior context.
6. Getting Human Review. Every response includes an Ask AE option at the bottom.
Use it when:
- You want a second opinion on a complex scenario
- The deal has edge-case details (unusual property type, layered overlays, exception territory)
- You want your AE to take ownership of the file
When you submit an Ask AE request, your AE receives the full conversation transcript and your note, and replies by email. Response time is typically 4–6 hours during business hours. You will not be able to ask more questions on this thread.
7. Provide feedback. Your feedback directly improves the Scenario Desk responses. Your feedback is helpful when the AI response gives you incorrect or outdated guideline information, misses something important, couldn't find something you know exists in our guidelines, or was spot-on and helpful — positive feedback helps too.
Just click the or
button at the bottom of the AI's response. A
opens a short panel — pick at least one reason (required) and optionally add a note. Your thumbs-down is sent to the Scenario Desk (and your AE, when matched) for review.
8. Start a new scenario chat. If you have another scenario to ask about, do NOT ask in your existing thread. Start a new one. On the upper left of the screen, click on the "New Scenario" button. The separate thread keeps the AI from confusing the scenarios, and it will create a separate scenario name in the history pane, making past scenario searches easier.

Site Navigation
1. Scenario History Panel. On the left side of the screen is your scenario history. Enter keywords in the search bar (see green arrow) to find a prior scenario. You can rename a scenario in the list to make it more relevant to you by hovering on the right side of the title and clicking on the pencil icon (see red arrow).
2. Color Theme. The color theme settings are on the lower left of the screen. The default color scheme copies your system settings (screen icon). Or set it to always be light background (sun icon) or always be dark background (moon icon).
3. Copying the Scenario Results. At the bottom of each scenario response are buttons to:
- Copy the results so you can paste them into an email or document
- Export the results to a PDF document
