Initial disclosures must already have been sent before you can use this page. If they have not been sent yet, refer to Step 3: Generating Initial Disclosures.
Accessing Resending Initial Disclosure
Once initial disclosures have been issued, navigate to the Resend Initial Disclosures page within the loan. The page will display all borrowers, co-borrowers, and co-applicants on the loan, along with the loan officer's signature status.
For each party, you will see:
- Name and role (borrower, co-borrower, co-applicant)
- Email address where disclosures were sent
- Phone number used for two-factor authentication
- Current signature status
Resending Initial Disclosures
If a borrower never received the initial email or accidentally deleted it, click the Resend Link button next to their name.
The email will be sent from JMAC Lending Disclosure Department (disclosures@jmaclending.com) and includes a link to the loan documents. No documents are sent as attachments to protect the borrower's information
A pop-up notification will confirm the email has been resent. The button next to the borrower's name will update from Resend Link to Sent.
Return to this page at any time to check signing progress. The following statuses may appear:
- Pending - Initial disclosures have not yet been issued.
- Not Signed - The borrower or loan officer has not yet completed signing.
- Signed - The borrower or loan officer has completed signing.
Incorrect Contact Information
If the borrower's email is incorrect, click the Disclosure Desk link on the page to send an email with the borrower's name and the corrected contact information. The Disclosure Desk will invalidate the previous disclosures and generate a new package.
IMPORTANT: If the borrower's phone number is wrong, they can still sign the initial disclosures.
When they follow the link, they can click Try Another Way to receive the two factor authentication to their email.
The Loan Officer or Processor can update the phone number on Borrower Information within the URLA, so it's accurate for any future disclosures (i.e. change of circumstances or closing disclosures).
All Parties Signed
Once all parties have e-signed or wet signed, the Intent to Proceed date will be entered automatically. The page will display a message confirming all parties have signed.
You will also receive a notification email confirming all signatures have been received.
Lastly, all initial disclosures will be bundled into Disclosure – Signed Initial Disclosures & LEs in the loan file.
