Initial Disclosures sent through JMAC’s Disclosure Generator are emailed to the borrowers and Loan Officer for eSign. All other electronic disclosures use eConsent.

Borrower eSignature
Initial disclosures will be emailed from disclosures@jmaclending.com to each borrower and the Loan Officer with a link to the loan documents. To protect the borrower’s information, we do not send any disclosure documents as email attachments.
Each borrower should have a unique email address for eSignature. An exception can be made for married borrowers. Click Doc Link to begin the process.
Each borrower confirms their identity by entering their last name, last four digits of their social security number, the subject property zip code, then clicking Sign In.
Read the Electronic Records & Signatures Agreement, then select whether you accept or decline to electronically receive disclosures.
Next, you will need to review the initial disclosure package. As disclosures are read, the document indicator on the left-hand menu will change from yellow to green. Clicking on a disclosure name will jump to that document.
Once all disclosures have been reviewed, click the continue button in the bottom-right.
You can now begin eSigning. Click either the red or yellow sign button to adds your eSignature to the disclosure.
As disclosures are eSigned, the document indicator on the left-hand menu will change from yellow to green. Clicking on a disclosure name will jump to that document.
Some disclosures require an additional response. For example, borrowers will need to enter their initials on the CA Fair Lending disclosure by typing into the red Fill In box.
Once all disclosures have been signed, click continue to submit the signed package.
Some disclosures must be printed, wet signed, and returned to the Loan Officer. Borrowers will be prompted to Print or Download these disclosures. Once one of those options is selected, click continue to complete the process.
You are now given the option to download or print the eSigned disclosure package.
IMPORTANT: The electronic signing room is available to the borrower for 14 calendar days after sending, after which the link expires.
The eSignature package will not automatically upload to JMAC until all borrowers and the Loan Officer have eSigned.
Loan Officer eSignature
The Loan Officer will receive an initial disclosure email with a link to eSign. Follow the same steps as above to eSign the disclosures, using the primary borrower's last name, social security number, and subject property zip code to sign in.
IMPORTANT: The electronic signing room is available to the loan officer for 14 calendar days after sending, after which the link expires.
The eSignature package will not automatically upload to JMAC until all borrowers and the Loan Officer have eSigned.
Disclosure Notifications
Disclosure notifications are emailed to the assigned Loan Officer. You will be notified when disclosures are sent to each borrower,
when any borrower eSigns,
and when all parties have eSigned. This indicates that the signed disclosure package has been automatically uploaded to JMAC.
If a borrower declines consent, you will receive a notification and JMAC will mail disclosures to that borrower.
If a borrower declines eSign by mistake, contact the Disclosures Team at disclosures@jmaclending.com.
What's Next
After all parties eSign, you are ready to submit the loan.
If a borrower does not eSign by the third day after the Application Date, the correspondent lender must mail them to meet the TRID disclosure requirement. Even if disclosures are mailed, the Loan Officer and all borrowers have 14 calendar days from sending to sign electronically.
